After viewing the property, I always provide the client with a written price calculation. It shows the range of possible prices and the time frame in which we can close the transaction. I also develop a specific marketing plan for the sale of the property.

When selling objects, the commission ranges from 3% (+21% VAT) to 5% (+21% VAT).

You can use our official invoice to reduce your tax burden. The commission rate is determined based on the complexity of the transaction, the variety of services provided, and the value of the property. This percentage is fixed in the contract and remains unchanged.

Exclusive cooperation

I believe that the most important rule of successful cooperation is exclusive cooperation, since this is a mutual obligation, not only as it is generally accepted that only the obligation of sellers not to cooperate with other agencies, but also the agency, and in particular the realtor, undertakes to defend the interests of the client in every possible way and most importantly-to SELL the property in the agreed due date!

Please note what conditions the exclusive agreement must meet. If there are none, then pay the realtor's attention to this.
It must be urgent, i.e. the date "BEFORE" the date on which the contract is to be executed must be set.

The commission must be specified, and the realtor must receive the commission upon completion of the transaction, after the seller receives his money. This is the main condition. The realtor invests his own funds or works at the expense of the agency during the sale and does not charge a fee from the client, so he is as motivated as possible to sell the object successfully and in the shortest possible time.

An adequately calculated and set price based on real aspects and possible future qualities-yes, and this is very important!

  • When selling real estate, it is important for the realtor to see it through the eyes of both the buyer and the seller and find a compromise (that is, take into account demand), which can be reflected in the calculated cost.
  • Whenever I am invited to an object, I note the pros and weaknesses. I don't think it's right to hide the shortcomings, I'm sure that they need to be able to present correctly.
  • Use all available sources for calculating prices. For example, I use special maps with data from the cadastre, which reflect all sold properties with prices recorded for the last 4 years.
  • Collect all the necessary documentation, which may also have an impact on the final cost of the object.

What are the characteristics of the real estate market in Prague?

When Czechs want to sell real estate in Prague, they turn to professionals for help. It is important for them to maintain comfort and not waste time on solving such issues. They prefer to devote their time to their family and children.
