Special attention to documents

If a tenant lives in the apartment, request confirmation of the date on which they will leave the apartment. The tenant must sign this document with the landlord and provide it to you. Without this, it is advisable not to make a deposit, or make a note in the reservation agreement that you are buying an apartment, provided that the rental right is completed by a certain date.

The reservation purchase agreement must be three-way. In addition to you, it must be signed by both the seller and the real estate agency that deals with the sale. What is it for? So that the obligations are assumed not only by the agency, but also by the Seller.

Checking HOA debts

At the conclusion of the contract of sale, the seller must provide you with a confirmation that the HOA, for this apartment, there are no utility bills outstanding.
If there are debts, according to the new civil Code of 31.12.2013 (NOZ), they are transferred to the new owner!
